- What happens when you lose the house you want to an all-cash offer, twice?. A College Area house lost twice, the second time to cash. He closed on a better house in Chula Vista in December 2025.
- Can I buy my next San Diego condo before I sell the one I am in?. A 21-day contingency, a four-month lease that kept the deal alive, and a lending rule the other side missed.
- How a Bankers Hill condo everyone guessed at $1.2 million went under contract at $770,000. Bay views, and listing photos that made it look far more dated than it was. Listed at $800,000, we offered $30,000 under, and my clients closed in April 2026.
