What is Bankers Hill actually like to buy in?
Bankers Hill, San Diego is one of my favorite neighborhoods. Balboa Park is right there, Little Italy and the airport are minutes away, and it's much calmer than downtown. Through August 2026, condos in the 92103 zip, which also covers Hillcrest and Mission Hills, sold at a $770,000 median (San Diego MLS via GSDAR). I'm Jared Harman.
What is Bankers Hill actually like?
If I didn't have a big dog who needs a yard, I would live in Bankers Hill. That's my honest answer.
You're next to Balboa Park. You can walk to restaurants, coffee shops and parks. Little Italy, the airport and just about everything else you'd want to get to is 10 or 15 minutes away.
It's like living next to downtown San Diego, just quieter and a lot more comfortable day to day.
What do buyers expect Bankers Hill to be, and what do they find?
Most people expect it to feel like downtown, because it's right next door. It doesn't. It's night and day, much calmer and more laid back.
The other surprise: Bankers Hill is really two places. One is luxury condo living, in buildings where a lot of the units have big views of the bay and the city.
The other is historic detached houses. Big craftsman homes, some of them three and four thousand square feet, and a couple of Victorians. That split between old and new, sometimes a block apart, is a big part of why I like it here.
What should a condo buyer check before writing an offer in Bankers Hill?
The HOA. I tell everyone buying a condo the same thing: investigate it before you write.
Ask the listing agent how the reserve funds look, what work has been done on the building, and how well it's managed. They might not have every answer, and that's OK.
Even a rough idea going in can give you real confidence in your offer, or steer you away for a good reason. What I read in the HOA documents themselves is in my condo or house answer.
Why did the new Bankers Hill townhomes lose out for my buyers?
On one search this year, my clients looked hard at the new luxury townhomes in Bankers Hill. The layouts just were not functional enough for them. Too many stairs.
They wanted one level, a bit more view, and more walkability. We found that in an older single-level condo with bay views, under contract at $770,000, and they closed in April 2026. The whole deal.
Which Bankers Hill street would I show you first?
Fifth Avenue, north of Laurel Street. Some of the best stores, coffee shops and buildings in the neighborhood are on it, including about five luxury condo buildings.
Anyone I'm working with in the $1.5 million to $2 million range, I point there first. The lifestyle those buildings give you is something special. (Jared Harman's own practice, not MLS data.)
Second choice: Third Avenue by Olive Street Park. Kaya is a newer rental building there, with a Communal Coffee at street level.
Go sit in Olive Street Park at sunset, or first thing in the morning. It's one of the most relaxing places I know.
What do homes cost in Bankers Hill right now?
Through August 2026, the median condo or townhome in the 92103 zip sold for $770,000. That is down 4.9% from the same months of 2025, across 151 sales. Data: San Diego MLS via GSDAR, thru August 2026.
The median detached house sold for $1,752,500, up 5.6%, across 110 sales. Houses took a median of 32 days to sell. Data: San Diego MLS via GSDAR, thru August 2026.
One caveat. 92103 also covers Hillcrest and Mission Hills, which behave like different markets, so these are zip figures, not Bankers Hill alone. Medians do not account for seller concessions.
What does this mean if you are buying in Bankers Hill?
Condo prices in 92103 slipped this year while house prices rose. Most of San Diego looks the same: through August 2026, the median condo price fell in 17 of 27 zip codes (San Diego MLS via GSDAR). Condos are where the negotiating room is.
