Which San Diego agent is best on social media? How I use video to sell a home

Ask any agent you interview what video and social actually do for a listing, and for proof. My listings reach about 250,000 local people a month, organically, with no ad spend, and I tell each home's story on video so buyers can picture living there. I'm Jared Harman, a San Diego REALTOR®.

What does a seller's listing get from video and social that a standard listing doesn't?

Reach, for one. I have more than 23,000 followers across platforms, and my listings reach about 250,000 local people a month, more than 3,000,000 views a year, with no ad spend. You can see it on Instagram and YouTube.

More important, when it comes to actually selling a home, I tell a story.

When people watch a home through my content, I want them to picture their life in that home and in that community: hanging out in the backyard, sharing drinks with friends, cooking dinner in the kitchen. And I want them to feel like sharing that with other people.

That kind of distribution is what gets people to come by, check it out, and write offers.

How did three buyers find my Burlingame listing before it hit the market?

Quick teaser posts on my Instagram stories. Something like: I have a listing coming up in Burlingame, and Burlingame doesn't get many listings.

I shared only the basics: three beds, two baths, the square footage. No price, no address. I just wanted to know who had people who might be interested.

Through my network, sure enough, I got a few bites. Three interested parties reached out before we hit the market, and one of them came back three times in the first week.

When I start talking with a seller about selling, I share a story to gather an early interest list, and I run it within the MLS Clear Cooperation rules.

What will I never post about a client's home?

You will never catch me bad-mouthing a client's property. It's my job to sell it. Even if it isn't in great condition, there's a great opportunity to be had.

I'm never going to complain in a video or a post about a client's condition, pricing or marketing choices. And I'm never going to shame a client, privately or publicly.

My job is to make deals happen: share the vision of one property and line it up with the vision of a buyer. That's my sole mission, and it's what I've become very, very good at.

What should I ask an agent about their social media before I hire them?

How they'll get your home seen by as many people as possible, how much business they've done in your immediate area, and whether they work with buyers. The questions, and the red flag to listen for.

What does this mean if you are selling in San Diego?

If your house needs work, video matters even more. How I reach buyers who want a project. And here is how I sell a home, start to finish.

Want the number first? Tell me about your place and I will personally research what you would actually walk away with. That is a Net Number, back to you in 24 hours.
