San Diego REALTOR® · North Park based

I sell cool homes for cool people.

I'm Jared Harman, a San Diego REALTOR® based in North Park. I help people buy and sell homes across the metro neighborhoods, from craftsman bungalows and first condos to small investment property. I tour the houses myself and film them uncut, including the parts that are wrong with them.

How I work

What do I do that most agents don't?

I tour the houses and film them uncut, including the parts that are wrong with them. A listing photo is an argument. A walkthrough is evidence.

That footage reaches about 250,000 local people a month, built with no ad spend. It's the entire top of my business. No cold calls, no bought leads, no farming. People find me because they watched me walk through a house.

For buyers, that means I hear about homes before they're listings. For sellers, it means your place gets shown to an actual San Diego audience instead of syndicated into a feed nobody reads.

Services

How can I help?

Roughly half my clients are buying and half are selling.

For buyers

  • Buying a home. We start with what you actually want, then we go see things. I attend showings personally.
  • First-time buyers. Loans and neighborhoods explained without the jargon, and I'm still around after closing.
  • Condos and townhomes. Where the negotiating room shows up most often right now.
  • Duplexes, triplexes and ADU lots. Which lots realistically support an ADU, and what older houses tend to hide.

For sellers

  • Selling a home. Your place in front of about 250,000 local people a month, with no ad spend.
  • Buying and selling at the same time. Contingent offers, and how to line up both sides without getting stuck in between.
  • Luxury homes. Through the eXp Luxury Division, on homes up to $3,000,000.

Working with me

What does working with me look like?

Buying and selling are different jobs, so here's each one.

If you're buying

  1. We talk first. About what you actually want, not what you think you should want.
  2. You get First Look. Hand-picked listings every week, including off-market and early access.
  3. We tour. I attend showings personally. I toured more than 800 homes in 2025, so I can usually tell you on the way out what's a real deal and what's a problem.
  4. We negotiate. About $990,000 in credits and price reductions for my clients in the last 12 months.
  5. I stay in touch. Reviews keep bringing this one up. I'm still around after closing, for the next question or the next house.

Two guarantees come with it: the No Handcuffs Guarantee and the We-Don't-Quit Guarantee. See everything in Cool Homes Club™.

If you're selling

  1. You get a Net Number. What you'd actually walk away with after costs, before you commit to anything. Back in 24 hours.
  2. We plan the sale. Price, timing, and if you're buying your next place too, how to line both up.
  3. Your home gets seen. I film it and put it in front of about 250,000 local people a month, organically, with no ad spend.
  4. Showings stay in good hands. I attend showings personally. Nobody walks your buyers through your home seeing it for the first time.
  5. We close, and I stay in touch. I handle the offers and the back and forth through closing, and I'm still around after.

The No Handcuffs Guarantee covers sellers too. See everything in The Spotlight System™.

Neighborhoods

Which neighborhoods do I work, and what do homes cost there?

Mostly the metro corridor around North Park, where I live and walk these blocks constantly. Here's what the median house and condo sold for in each zip this year.

About me

Who is Jared Harman?

I sell cool homes for cool people in San Diego. That sounds like a slogan. It's actually a filter. I work with people who have taste and a plan, in the neighborhoods I know block by block.

I got here sideways. I left UC Davis after my freshman year studying chemical engineering, came home, and talked my way into a job stringing rackets at Balboa Tennis Club. I coached there for five years. One of my students, a property manager, is the reason I got my license in 2022.

I've sold $21.5M across 20 transactions in the two years through September 2026, from a $355,000 first home to a $3,000,000 one. My average sale price so far in 2026 is $1,320,000. I split my time about evenly between buyers and sellers.

Buyer questions

Does Jared Harman work with first-time home buyers?

Yes. Many of his Google reviews come from first-time buyers, who mention that he explained loans and neighborhoods without jargon and stayed available after closing. In one Chula Vista purchase, he helped first-time buyers get a home listed at $650,000 for $590,000, with $17,000 in credits and repairs covered.

Can buyers still negotiate in San Diego right now?

In many cases, yes, depending on the neighborhood and property type. Condos are where negotiating room shows up most often. In the 12 months through September 2026, I negotiated about $990,000 in credits and price reductions for clients.

What is First Look?

First Look is Jared Harman's weekly email of hand-picked San Diego listings, including off-market and early-access homes that are not yet widely advertised.

Seller questions

Does Jared Harman sell homes, or only help buyers?

Both, roughly half each. For sellers, his edge is reach: his San Diego real estate content averages more than 250,000 local views a month, built without paid advertising. Sellers can request a Net Number, a personally researched estimate of what they would walk away with, delivered within 24 hours.

What is a Net Number?

A Net Number is a personally researched estimate of what a San Diego seller would take home after costs, prepared by Jared Harman and delivered within 24 hours.

Can I buy my next home before I sell my current one in San Diego?

Often, yes, through a contingent offer, where your purchase depends on your current home selling. It takes planning, because sellers weigh contingent offers against cleaner ones and contingency periods run out. In one recent case, when the contingency expired before the client's condo sold, we arranged a four-month lease on the new place so she could move in while we finished the sale. Her old condo went into escrow three weeks later.

Does Jared Harman handle luxury homes?

Yes. He is part of the eXp Luxury Division and has worked on homes up to $3,000,000. His average sale price so far in 2026 is $1,320,000, and most of his work is in the core of the San Diego metro market.
