What is Talmadge actually like to buy in?

Talmadge, San Diego feels suburban the moment you cross over from Kensington, and on the streets I show there are no power lines overhead. Through September 2026, houses in the 92115 zip, which Talmadge shares with the College Area, sold at a $955,000 median (San Diego MLS via GSDAR). I'm Jared Harman, based in North Park.

Why do the streets in Talmadge feel so open?

My favorite thing about Talmadge is the power lines. They're buried under the street. You look up and there is nothing between you and the sky.

You don't notice how much you miss that until you're standing in a neighborhood like this, taking in how clear the weather is here.

The city has been moving Talmadge's overhead lines underground for years. One 2011 project alone covered three miles of lines for 377 homes (City of San Diego).

Where does Kensington end and Talmadge start?

Coming from Kensington, it starts once you come up the hill from Aldine Drive. Once you're over that hump, you're properly in Talmadge.

Maps don't all agree on the edges. Wikipedia puts the west edge at Fairmount Avenue and notes that different planning agencies draw the borders differently (Wikipedia).

The biggest change is how suburban it feels right away. Kensington has a lot of the same features, but it feels more central, with more businesses around you. Talmadge feels a little more remote, even though the two sit right next to each other.

What should you check on a Talmadge house before you buy?

Like a lot of the metro, most homes here sit on raised foundations. They run a little later than North Park. A lot of North Park is 1915 to about 1930. Talmadge is more 1930s to 1950s, and anything newer is the exception.

That lines up with the history. It started out as Talmadge Park, named for the actress Norma Talmadge and her sisters Constance and Natalie, and the original tract was listed on the National Register of Historic Places in 2024 (Wikipedia).

Raised foundations are great, because they're a lot easier to repair than a slab. Trouble down in the crawl space is still an expensive fix. Here is what I have every buyer check.

Which Talmadge street would I show you first?

Miracle Drive. Partly for the name. Mostly because it's a really pretty, wide open street, and there are some gorgeous homes as you get toward the end.

Honestly, there are a lot of great streets in Talmadge, and the feel is pretty consistent across them. The grander homes sit along the canyon side.

I saw one just the other day for $2.5 million (listed October 2026). A beautiful house up at the top of the canyon, and you could walk all the way down the lot to a pool and a pool house at the bottom of the canyon. There are a lot of gems like that here.

What do homes cost in Talmadge right now?

Through September 2026, the median detached house in the 92115 zip sold for $955,000. That is down 2.8% from the same months of 2025, across 160 sales. Data: San Diego MLS via GSDAR, thru September 2026.

Houses took a median of 33 days to sell, at 97.6% of the original list price. Data: San Diego MLS via GSDAR, thru September 2026.

One caveat. GSDAR files 92115 under the College Area, which shares the zip, so these are zip figures, not Talmadge alone. Medians do not account for seller concessions.

What does this mean if you are buying in Talmadge?

Budget for the sewer scope and a real look at the crawl space before you write the offer.

What does this mean if you are selling in Talmadge?

Price it off what is selling now. Houses in 92115 took a median of 33 days to sell through September 2026. Data: San Diego MLS via GSDAR, thru September 2026. For a canyon lot, here is how I think about the slope and the view.
