North Park is a great neighborhood to own in, and through September 2026 the median house in 92104 sold for $1,120,000, down 4.3% from 2025 (San Diego MLS via GSDAR). Is North Park a good place to buy a duplex?
Yes. As far as investments go, North Park is a great neighborhood, and the entry point isn't terrible. It's always going to be a place people want to live. I might be a little biased.
Prices are down year over year, which makes now a good time to get in. The 92104 median house price fell 4.3% to $1,120,000 through September 2026, across 106 sales. Data: San Diego MLS via GSDAR, thru September 2026.
That report doesn't break out duplexes, so read it as where the neighborhood is, not as a duplex price.
What is happening to North Park rents?
My read: rents have compressed a little across the board, and more in North Park, because the new apartment buildings going up under the city's Complete Communities program add supply and push rents down. (Jared Harman's professional opinion, not rent data.)
Rents are still going to be pretty consistent here. Demand for North Park is not going anywhere.
What do North Park duplexes actually look like?
Most of them need work. Nearly every duplex and triplex I see is pretty outdated, and the ones that are updated are very expensive.
One I walked in October 2026 is typical. Two separate houses on one lot, no shared walls. The front house has beautiful built-ins. Out back there's a good sized yard, alley access, a garage and a full detached house.
Both houses need upgrading. I'd budget around $150,000 to bring them up. (Jared Harman's estimate from a walkthrough, not a contractor bid.) Honestly, it looks worse online than it does in person.
Should I buy the updated duplex or the one that needs work?
The one that needs work. With rents where they are, it's hard to justify what the upgraded ones are asking.
Pick up one of the less upgraded buildings, upgrade it on a budget, and bring the units up to market rent without going the full nine yards. That's going to serve you very well.
Can the rent from the other unit help me qualify for the mortgage?
Often, yes, and it's doable. It's just not as streamlined as the internet makes it sound.
On a conventional loan for a two- to four-unit home you will live in, the lender gets the appraiser's rent schedule, Fannie Mae Form 1025, and counts 75% of the monthly gross rent (Fannie Mae).
If you have less than 12 months of experience managing a rental, that rent can only offset the payment on the property itself. It can't add to your income beyond that (Fannie Mae).
So use a lender who does this all the time, and get the numbers before you write the offer.
Is a duplex the best way to house hack in North Park?
Not in my opinion. A duplex isn't bad. But if you're going to live in one unit and rent out the others, a triplex or fourplex gets you a lot more juice for the squeeze, even if you have to compromise on area to fit your budget.
Four units is the ceiling for that kind of home loan. At five or more, it counts as a multifamily property, and the financing works differently (Fannie Mae).
What does this mean if you are buying a duplex in North Park?
