Launch-day reach
The day your home goes live, it goes in front of my audience of about 250,000 local people a month. That's what creates early competition, not a price cut three weeks in.
-
A real content package
A longform walkthrough on YouTube, short cuts for Reels and TikTok, and static posts, timed to launch day. Not a photographer who leaves after twenty minutes.
-
eXp Luxury marketing
Luxury listings also go through the eXp Luxury Division's marketing and international syndication. Earned media is never guaranteed. This is distribution and exposure, not a promised editorial feature.
-
The Perfect Launch
A broker's open for early agent feedback, then a neighborhood event built around your home. More on that above.
-
A weekly update
Showings, feedback, and what's happening next, on a schedule. You should never have to wonder what's going on with your own listing.
-
I attend showings personally
On the rare occasion I can't, it's someone I've trained myself. The person walking buyers through your home is never seeing it for the first time.
Your home deserves a launch, not just a listing.
The Spotlight System™ is how I sell San Diego homes. On launch day your home goes in front of my audience of about 250,000 local people a month, then I turn it into a custom neighborhood event so people start talking. Start with your Net Number, or book a 20 minute call. I'm Jared Harman.

Why do most listings go quiet after week one?
It's usually not the price. It's that nobody outside the MLS ever saw it.
A sign goes in the yard, the listing goes live, and then it waits. For about a week buyers are paying attention, because the home is new. After that, it's one more listing in a feed of thousands.
The fix isn't a better sign. It's making sure the right people see your home while it's still new, not after it has gone stale.
How is your zip moving right now?
Pick your zip from the list. Most of my work is in central San Diego, but I take listings across the county, and every number here links to its official San Diego MLS report.

Outside these zips? I still want to hear about it. I take listings across San Diego County, and I'll pull your zip's numbers myself when I put together your Net Number.
January through September 2026, compared with the same months of 2025. San Diego MLS via GSDAR. Small zips swing on a handful of sales.
Why does every listing I take become a neighborhood event?
Because people talking is what sells houses.
My media gets your home seen. Word of mouth gets it sold. So every listing I take turns into a whole neighborhood event, custom built for that home.
A coffee cart, a taco truck, whatever fits the house and the block. The point is getting people out, through the door, and talking.
That's the part nobody sees. Neighbors tell friends, friends tell coworkers, and your home is being talked about behind the scenes before anyone books a showing. When people are talking, it spreads like wildfire, and you want that on your side.
How a launch comes together
- Built around your home. No off-the-shelf open house. The event fits the house, the block, and the people most likely to fall for it.
- Agents first. A broker's open for early feedback from the agents who have buyers right now.
- Then the neighborhood. Neighbors get invited, so the people who already know the block best are the ones talking it up.
- Then everyone else. The event gets filmed and goes out to my audience of about 250,000 local people a month, so the buzz travels well past the block.
What does your listing get that a standard listing doesn't?
Here is the baseline every listing gets, next to what yours gets with me.
| What | A standard listing | The Spotlight System™ |
|---|---|---|
| Launch day audience | The MLS and the big portals | The MLS and the portals, plus my audience of about 250,000 local people a month |
| Video | Photos, maybe a slideshow | A longform tour on YouTube, short cuts for Reels and TikTok, and static posts |
| Launch | A sign and a lockbox | A broker's open, then a neighborhood event built for your home |
| Showings | Whoever is available | I attend showings personally. Nobody walks your buyers through your home seeing it for the first time. |
| Updates | When you remember to ask | Every week: showings, feedback, and what happens next |
| If it isn't working | Locked in until the agreement runs out | No Handcuffs Guarantee. Cancel any time, no penalty. |

What is The Spotlight System?
Everything I do to get your home in front of real buyers before it ever feels old.
Want the number first?
What you'd actually walk away with after costs, researched by me personally and back to you in 24 hours. Not an automated estimate, and no obligation to list with me, or to list at all.
What if it isn't working?
Then you walk. I'd rather you stay because the work is good.
No Handcuffs Guarantee
You're never locked in. If it isn't working, you can walk away from our agreement at any time, no penalty, no awkward conversation. Work with me because you want to, not because a contract says you have to.
You always know where things stand
A real update every week, whether the news is good or slow: showings, feedback, and what happens next.
What do sellers, and the agents across the table, say?
Sellers first, then the agents and lenders who sat on the other side of my deals, labeled as exactly that. Straight from my Google profile, word for word.
I have had the great opportunity to work with Jared twice now—once representing me as a buyer and once as a seller. He recently managed my very complicated sale with grace and composure. He was extremely empathetic and helpful when I needed it most. He’s not just an everyday agent—he’s an extraordinary person who happens to be an agent. He follows up, crosses all the t’s and makes sure his clients are 110% satisfied!
My process was anything but traditional and Jared was willing to take on my (almost improbable) ideas. He stayed consistent and forthcoming. Communication was great and he was realistic with expectations, which helped keep my starry eyes somewhat out of the clouds. I came in ready with a preapproval and it was an interesting process selling and buying in tandem. He has great connections for movers, contractors, and miscellaneous services. I’m really glad I found him through social media. I will be keeping his contact for future referrals and looking forward to watching his portfolio grow! I learned a lot this time around buying a home and I’m glad I was with such a patient and creative agent.
Jared was always available for questions. Listened to my concerns and kept me updated on the home selling process. Will definitely use him again in the future when we decide to buy again!
Jared and I recently closed a real estate transaction together. It's always refreshing to work with an agent who has strong communication and guides their clients well to create a smooth transaction for all. Jared was great and I look forward to working with him again.
I recently worked with Jared on a transaction in Encinitas and thought he was extremely professional, communicative and always punctual and look forward to working with in the future on another transaction!
Completed a Great Transaction working with a solid and competent agent. I would love to work with Jared again!
Jared is an absolute pro and working with him was a pleasure. He was communicative right from the first showing, providing updates throughout escrow and did a great job representing his client's best interests while working towards a deal that made sense for all involved. I would love to work with him on another transaction and his clients should know that they are in great hands.
Jared is awesome to work with. He is professional, trustworthy, and a good guy all around. I run into him quite a bit in field as he is always hustling, looking for the best opportunities for his clients. You are in great hands with him!
Jared represented the buyers for my recent listing, and it was such a pleasure to work alongside him. The transaction went extremely smooth and he handled every step efficiently. His communication was great from start to finish.
I’ve had the pleasure of working with Jared on several transactions and he is such a great agent! He really looks out for his clients, works super hard, and definitely goes above and beyond for his clients. He is super friendly and an absolute pleasure to work with. I would highly recommend him and his services!
Jared is an exceptional agent and a consummate professional. Recently, I did a transaction with him, and he was outstanding the whole way through. Very knowledgeable, communicative, and I would not hesitate to do another transaction with him as soon as possible.
I had the pleasure of working with Jared on a recent transaction and was impressed by their professionalism, communication, and commitment to their clients. They were proactive, collaborative, and always had a great attitude—even when we hit a few bumps in the road. It’s clear they truly care about delivering a smooth experience for their buyers, and they were a strong advocate throughout the entire process. Looking forward to working together again in the future!
I had the pleasure of working with Jared on a recent transaction, and I can confidently say he is one of the best real estate professionals I’ve partnered with. From start to finish Jared demonstrated exceptional communication, professionalism, and dedication to his client. He stayed ahead of every deadline, kept all parties informed, and truly worked as a team player to ensure a smooth and timely closing. It’s clear that Jared genuinely cares about his clients and goes above and beyond to deliver outstanding service. I look forward to many more transactions together in the future!
I had the opportunity to work with Jared through a mutual client and Jared did an amazing job. He had to get super creative to make this happen for our client and he did just that. I would highly recommend Jared to any client!
I've had the pleasure to work with Jared Harman on multiple transactions and see first hand how well he works with clients. As a mortgage professional, it's important to align myself with Real Estate Agents who put their clients' needs above all else, and I can confidently say Jared is absolutely the right agent for you. The strategies he shares with our clients is key to saving them a ton of money and eliminating the stress during the process. No matter where you are in your home buying journey, choosing the right agent is key, and if you are considering hiring Jared Harman to buy or sell your home, he's 1000% your guy.
Questions people ask before they list
Why should I hire you instead of another listing agent?
Ask every agent you interview for their number. Mine: my San Diego content averages more than 250,000 local views a month, built with no ad spend. I attend showings personally, you get a weekly update, and you can cancel any time with no penalty. Then compare.
What kind of launch event will my home get?
One built for your home and your block. It might be a coffee cart, a taco truck, or something else entirely. We plan it together, and the goal is always the same: get people through the door and talking.
Does the Net Number cost me anything?
No. It's a free, personally researched estimate of what you'd actually walk away with. There's no obligation to list with me, or to list at all, afterward.
Do I have to be ready to sell right now?
No. Plenty of sellers start six or twelve months out. Getting your Net Number now costs nothing and gives you a real baseline to plan around.
Does my home qualify for eXp Luxury?
Luxury listings qualify for eXp Luxury's marketing, and I'll tell you on the call whether yours does. Everything else, the reach, the content package, the neighborhood launch and the weekly updates, applies at any price point.
What areas do you cover?
My focus is the San Diego metro: North Park, Normal Heights, South Park, Bankers Hill, University Heights, Mission Hills, Golden Hill, Kensington, Talmadge, Hillcrest, Point Loma, Ocean Beach, Pacific Beach, and Chula Vista. I take listings across San Diego County too, so if your home is somewhere else, let's still talk.
What happens on the call?
Twenty minutes. You tell me about your home and your timeline. I tell you honestly what The Spotlight System would look like for it, and what I think it would net you.
Ready for a real launch?
One short call. Tell me about your home, and I'll tell you exactly how it gets in front of the right people.
