What does Midway Rising mean if I am buying in Point Loma?

Mostly years of construction and more traffic around Sports Arena Boulevard. The plan puts 4,254 homes, a 16,000-seat arena and 14.5 acres of open space on the 49-acre Sports Arena site, and the developer is targeting a groundbreaking at the end of 2027 if the City Council approves it this fall (KPBS). What is being built on the Sports Arena site?

Midway Rising is a $3.9 billion plan for the city-owned Sports Arena site: 4,254 homes, nearly 2,000 of them affordable, a 16,000-seat entertainment venue, and 14.5 acres of open space (KPBS).

The homes are planned as apartments. The city describes 2,000 affordable apartment homes for households earning 80% of area median income or less, and 2,250 market-rate apartment homes (City of San Diego).

The new venue replaces Pechanga Arena, which seats 14,000, and the plan adds 130,000 square feet of shops and restaurants (City of San Diego).

When will it be built?

On September 30, 2026, the governor signed SB 344 and SB 958, which clear a major legal hurdle. A City Council vote is expected this fall, and a project spokesperson is targeting a groundbreaking at the end of 2027 (KPBS).

The build is expected to take 10 years, in two phases (10News). So if you buy nearby, plan on living next to a construction site for a long time.

What will buyers near Midway actually notice?

Construction is the big one. This is a massive project, and it will be going on for years.

Traffic is the other. Right now there's very little traffic on Sports Arena Boulevard. Once it's done, it will be a housing hub and an events hub, and driving in the immediate area is going to be a lot more impacted.

Point Loma is already traffic-impacted, especially near and getting onto the 8. There's no way around that, and it's only going to get worse there.

How close to the Sports Arena site would I want to be?

Just inside Loma Portal. Loma Portal is the hilly part of Point Loma northwest of Rosecrans Street (Wikipedia). Worden Street and Poinsettia Drive are a couple of streets I like there.

If you're in the central part of Loma Portal, you should be OK most of the time, because you can head down to Rosecrans instead of coming along West Point Loma Boulevard.

Whichever way you go, it's going to create some traffic. Central Loma Portal just gives you options.

What could it do to rents and prices nearby?

My read: adding thousands of apartments in one place is likely to put downward pressure on rents nearby. (Jared Harman's professional opinion, not a forecast from MLS data.)

For context on prices today: through September 2026, the median condo or townhome in 92110, the zip the Sports Arena sits in, sold for $615,000, down 5.1% from the same months of 2025, across 122 sales. Data: San Diego MLS via GSDAR, thru September 2026.

What does this mean if you are buying near Midway?

Drive it at the times you would actually be driving it, and ask what your route looks like on an event night. How you get out of the street matters as much as the house on it.
