What is Golden Hill actually like to buy in?
Golden Hill, San Diego is the overlooked one: the southeast side of Balboa Park on one edge, and downtown within walking distance on the other. Through September 2026, houses in the 92102 zip, which it shares with South Park, sold at an $860,000 median (San Diego MLS via GSDAR). I'm Jared Harman, based just north in North Park.
Why do people overlook Golden Hill?
When people think about living next to Balboa Park and Morley Field, they think North Park, South Park and Bankers Hill. Maybe Hillcrest as an honorable mention. Golden Hill doesn't get the time of day it deserves.
It's the happy medium. You still have the southeast side of the park. You can also walk into downtown, close enough that Padres games at Petco Park become a regular part of your life.
Add a lineup of great coffee shops and some of my favorite restaurants in town, and it's a really cool neighborhood.
How is Golden Hill different from South Park?
It's noticeably more congested. The density is the biggest thing people notice.
The houses are different too. There are a lot more Victorians and big two-story Craftsman homes in Golden Hill than in South Park, and that carries down into Grant Hill.
It's one of the older parts of the city, with many homes and apartments built before 1900 (Wikipedia).
What do buyers miss on a first tour of Golden Hill?
Depending on the street you visit, you can come away with a misleading impression. Things can be vastly different from Russ Boulevard to A Street to B Street to C Street. Broadway and 25th Street are totally different ballgames.
That's not to say one is better than another. Each block has its own flavor: the types of homes, how dense the block is, how many apartment buildings are on it, how much parking there is, and how many businesses are right around the corner.
Which Golden Hill street would I show you first?
25th Street. We'd start at the north end, at Golden Hill Park, and drive south.
On the way I'd point out my favorite spots: Pizzeria Luigi, Humberto's Taco Shop, Dark Horse Coffee Roasters, and Kingfisher, right at 25th and Broadway. There are a handful of other good ones too.
What do homes cost in Golden Hill right now?
Through September 2026, the median detached house in the 92102 zip sold for $860,000. That is up 4.9% from the same months of 2025, across 58 sales. Data: San Diego MLS via GSDAR, thru September 2026.
The median condo or townhome sold for $530,000, up 1.4%. That is only 27 sales, so a couple of deals can swing it.
Houses took a median of 34 days to sell. Data: San Diego MLS via GSDAR, thru September 2026.
One caveat. 92102 also covers South Park, so these are zip figures, not Golden Hill alone. Medians do not account for seller concessions.
