What is Mission Hills actually like?
It's an incredible neighborhood. For a lot of people who love the metro, it's the one they hope to put down roots in eventually, even more than Kensington.
It's on my own vision board. A house on Sunset Boulevard, or Fort Stockton Drive for that matter, would be right up my alley.
Is Mission Hills the same as Bankers Hill and Hillcrest?
No. Buyers don't really lump them together, but all three share the 92103 zip code, and that makes the numbers tough to piece together.
Mission Hills sits at a much higher price point, because the houses sit on bigger lots.
And there are very few condos. Outside the main strip around Washington and Goldfinch streets, the old commercial core (Wikipedia), there are hardly any in Mission Hills proper.
What is the difference between North and South Mission Hills?
Washington Street is the dividing line (Wikipedia), and they are two very different neighborhoods.
North Mission Hills is the vision board. Larger lots, and quiet streets hardly anyone drives through, because only a couple of main streets carry commuters across it. It's peaceful. It's where you want to walk your dog and just look at the houses.
South Mission Hills is more accessible, and plenty nice. The streets are smaller, though, and it feels a lot more congested.
What are the houses like in Mission Hills?
Big, but not the oversized modern kind. For the most part they're historic Craftsman homes, and they're beautiful, especially from the street.
The oldest parts were laid out under a 1908 plan and are still mostly houses from 1908 to 1930, and the city recognizes two historic districts in the neighborhood (Wikipedia).
What do buyers miss on a first tour of Mission Hills?
The little streets. The Arcadia Drive loop. Pine Street in North Mission Hills, quiet, with gorgeous homes. Arista Street, another little loop.
And the alleys. You might be surprised there's an alley at all. From the street, a lot of these homes look like they have no parking, no real yard and no ADU. Then you find all of it tucked behind, hidden in just the most perfect way.
Which Mission Hills street would I show you first?
There are so many incredible streets in Mission Hills that it's hard to pick one.
If I have to, it's Sunset Boulevard. Beautiful homes, and palm trees lining the street.
What do homes cost in Mission Hills right now?
Through September 2026, the median detached house in 92103 sold for $1,750,000, up 0.7% from the same months of 2025, across 121 sales. Data: San Diego MLS via GSDAR, thru September 2026.
Those houses sold in a median of 33 days, at 97.0% of the original list price. Data: San Diego MLS via GSDAR, thru September 2026.
One caveat. 92103 also covers Bankers Hill, Hillcrest and part of University Heights, so these are zip figures, not Mission Hills alone. In my experience Mission Hills runs above the zip as a whole, because of the lots. (Jared Harman's own observation, not MLS data.) Medians do not account for seller concessions.
I've left the 92103 condo median out on purpose. Most of those sales are in Bankers Hill and Hillcrest, not here.
What does this mean if you are buying in Mission Hills?
Walk North and South Mission Hills on the same afternoon before you decide which one you are shopping. Same name, very different feel.

Houses here held their value this year. Through September 2026, the 92103 house median rose 0.7%, while it fell 4.3% in 92104 and 8.4% in 92116 (San Diego MLS via GSDAR).
