What is Hillcrest actually like to buy in?

Hillcrest, San Diego is the dense one: mostly condos, a good handful of houses, and University Avenue as the hub, with restaurants and nightlife a short walk away. Through September 2026, condos in the 92103 zip, which also covers Bankers Hill and Mission Hills, sold at a $765,000 median (San Diego MLS via GSDAR). I'm Jared Harman.

Where does Hillcrest start and stop?

On the Bankers Hill side, I draw the line around Pennsylvania Avenue. South of it, you can call yourself Bankers Hill. North of it, you're properly in Hillcrest.

On the Mission Hills side, it changes once you reach the bird streets: Albatross, Brant, and Goldfinch especially. That's Mission Hills territory, and Mission Hills is bigger than people think.

Maps and listing sites draw these edges differently, so treat that as how I'd walk it, not an official boundary.

What is Hillcrest like to buy in?

Much higher density than the neighborhoods around it. There are a lot more condos than detached homes, though there's a good handful of houses, to be fair.

So for most buyers here, the building matters as much as the unit.

What should I check on a Hillcrest condo HOA?

Be careful with the HOA. That's true of condos across the board, and it matters more in a neighborhood built mostly of them.

If you're chasing a low HOA fee, odds are there are problems. Sometimes it shows up in financing, when the building can't get approved by your lender (Fannie Mae's list of ineligible condo projects is the kind of rule it runs into). Sometimes it shows up after you own it: maintenance, underfunded reserves, special assessments.

My rule of thumb in 2026: on a building of eight units or more, an HOA fee under $350 a month usually means a red flag somewhere. (Jared Harman's own rule of thumb, not MLS data.) What I read in the HOA documents is in my condo or house answer.

What do buyers miss on a first tour of a Hillcrest condo?

What day-to-day life in that unit actually feels like. In a bigger building, I'd always push you to picture it.

How far is your parking space from your unit? How far is your door from the nearest elevator or stairs? How far is the trash chute?

Those little things turn into little pieces of resentment against a purchase if you don't think them through before you buy.

Which Hillcrest street would I show you first?

Essex Street. It's right by University Avenue, the hub of the neighborhood, but just far enough off it that the street stays surprisingly quiet.

You're walking distance to everything. A condo, or even a house, on Essex is about as good as Hillcrest gets.

What is Marston Hills, and when is it worth a look?

A tiny pocket of Hillcrest tucked against Balboa Park, developed by George Marston. It's quiet, very few people know about it, and it's full of historic homes. Cypress Way is the street I'd point you to.

If walking to the restaurants and bars isn't your top priority and your budget is around $1.5 million to $2 million, I'd absolutely look there. (Jared Harman's own read, not MLS data.)

The catch: not many homes there come up for sale each year. In my experience it's a very low turnover pocket.

What do homes cost in Hillcrest right now?

Through September 2026, the median condo or townhome in the 92103 zip sold for $765,000. That is down 4.4% from the same months of 2025, across 168 sales. Data: San Diego MLS via GSDAR, thru September 2026.

The median detached house sold for $1,750,000, up 0.7%, across 121 sales. Data: San Diego MLS via GSDAR, thru September 2026.

One caveat. 92103 also covers Bankers Hill, Mission Hills and part of University Heights, which behave like different markets, so these are zip figures, not Hillcrest alone. Medians do not account for seller concessions.

What does this mean if you are buying in Hillcrest?

Condo prices in 92103 slipped this year, and through September 2026 the median condo price fell in 18 of 32 zip codes across San Diego (San Diego MLS via GSDAR). Condos are where the negotiating room is. Spend it on a building with a healthy HOA, not a cheap one.
