I inherited a house in North Park. How do I sell it?
Start with the title, not the house. Find out how the property is held now, whether it passed through a trust or a will, and whether anyone else has an interest in it. Then, most of the time, sell it as-is. I'm Jared Harman, a North Park REALTOR®. I'm not an attorney, so an estate attorney confirms the legal side.
What is the first thing to do when you inherit a house?
Track down the title. Before you do anything with the house, find out how the title is held.
How did you inherit it? Is it in a trust? Is it in a will? What's the vesting on the property now, and are there other parties with an interest you don't know about?
That is paramount.
Does an inherited house have to go through probate in California?
It depends. Per the California courts, depending on the amount and type of property, you may or may not need to go to court to transfer or inherit it, and an estate may need probate even if there was a will (California Courts Self-Help Guide).
A living trust is different. If you're a named beneficiary of property in a living trust, the courts say you should be able to transfer it without going to probate court (California Courts).
There is also a simpler court petition for a decedent's main home in California, with a limit of $750,000 since April 1, 2025 (California Courts). For scale, the median detached house in 92104, North Park's zip, sold for $1,120,000 through September 2026. Data: San Diego MLS via GSDAR, thru September 2026.
Full probate typically takes 9 to 18 months, and sometimes longer (California Courts). An estate or probate attorney tells you which path yours is on.
Should I fix up an inherited house before selling, or sell it as-is?
More often than not, we sell as-is.
Inherited homes tend to be on the neglected side, with maintenance that fell behind. And the goal is usually to sell, get the proceeds, and stop carrying a huge project.
Even if you have the money to fix it first, I usually wouldn't. If your plan is to sell, I'd encourage you to sell it as-is.
The exception is a house that's already in good condition. Then there might be a couple of touch-up jobs worth doing. If it's in rough shape, like a lot of inherited and probate homes, odds are you're much better off letting someone else take care of the problem.
As-is still comes with paperwork. Ask your attorney which disclosures apply to your sale.
What do people get wrong in the first month after inheriting a house?
Waiting to call an agent. If your intent is to sell, that should be the first call you make.
If you are weighing other ideas, explore them. A good agent can point you in the right direction, and should have the connections to help you look at every option you are considering.
And it goes back to the title. Verifying ownership and your rights to the property comes first.
What does this mean if you are selling an inherited house in North Park?
Most North Park houses date from about 1915 to 1930, so expect the old-house list: foundation, roof and sewer line. What an inspection usually finds in North Park, and what to know about selling a Craftsman.
