These are real deals I worked in San Diego, written up with the numbers and the parts that nearly broke them. Credits the sellers refused, a contingency that ran out, a house lost to cash twice, and first homes that came in under asking. Which deals can you read?
- How do you win a house without a bidding war? A sewer line under the street killed the first Escondido house. The next one went to my buyers in one day, as the only offer. Closed November 2025.
- What do you do when the sellers will not budge on a credit the buyer needs? A Bankers Hill condo, an AC unit past 20 years old, and a $7,500 credit the sellers refused. How it closed in August 2025 anyway.
- What happens when you lose the house you want to an all-cash offer, twice? A College Area house lost twice, the second time to cash. He closed on a better house in Chula Vista in December 2025.
- Can I buy my next San Diego condo before I sell the one I am in? A 21-day contingency, a four-month lease that kept the deal alive, and a lending rule the other side missed.
- How my clients got a bay-view Bankers Hill condo for $30,000 under asking Three bedrooms, about 1,500 square feet, bay views. Dated listing photos kept it sitting, we offered $30,000 under the $800,000 ask, and they closed in April 2026 with HVAC credits.
- How first-time buyers got a $650,000 Chula Vista townhome for $590,000 A stalled search, a townhome that had sat a long time, and an offer well under asking. Closed November 2025 with $17,000 in credits and repairs covered.
